
Maintenance Technician - HVAC (Licensed)

Position Overview
The Maintenance Technician - HVAC is responsible for performing routine and preventative maintenance to ensure building systems operate efficiently and that the physical condition of properties is maintained to company standards. This role requires hands-on technical expertise, strong problem-solving skills, and the ability to work independently while supporting a collaborative property management team.
The successful candidate will have solid working knowledge of HVAC systems, along with general skills in building maintenance, repairs, and safety practices.
Primary Responsibilities:
- Respond to and complete maintenance requests as assigned, reporting progress and updates to the Property Manager
- Maintain accurate maintenance records, including maintenance logs and boiler room logs, documenting work completed, time spent, and materials used
- Perform general maintenance and repair tasks, including carpentry, painting, plumbing, and basic electrical work
- Inspect, clean, and repair building fixtures and components such as lights, locks, windows, doors, screens, walls, floors, gutters, and drains
- Operate, monitor, and perform routine maintenance and minor repairs on HVAC equipment and related systems
- Conduct daily preventative maintenance activities, including inspections of garbage chutes, storage areas, boiler rooms, and secured entry and exit points
- Ensure maintenance issues are resolved in a timely manner and in accordance with work order requests
- Order supplies and materials as required, retaining receipts and submitting documentation to the Property Manager
- Track and itemize materials purchased, assigning costs to the appropriate unit or project
- Participate in an on-call rotation to respond to after-hours emergencies, including maintenance issues, lockouts, and other urgent matters
- Perform other duties as required to support property operations
- Secondary school diploma or equivalent
- Gas fitter 1 and 313A refrigeration license are required
- Minimum of 2 years of related maintenance or building operations experience
- Working knowledge of mechanical, electrical, plumbing, and HVAC systems
- Strong maintenance skills with the ability to safely use tools and equipment
- Excellent problem-solving and troubleshooting abilities
- Strong organizational skills with attention to detail and accuracy
- Ability to multitask and manage competing priorities in a fast-paced environment
- Ability to safely lift and carry items weighing up to 75 pounds.
- Ability to work independently as well as collaboratively within a team
- Availability for a flexible schedule, including on-call rotations as required
- Demonstrates a professional, respectful, and calm demeanor when interacting with residents, tenants, and team members
- Strong verbal and written communication skills in English
