Site Superintendent – Edmonton
Novacom Building Partners builds people-focused commercial projects across financial institutions, restaurants, offices and retail. We're headquartered in Surrey, BC, we build across Western Canada, and we've opened an Alberta office and committed to this market for the long term. This is a senior field seat on that team: permanent and full-time, not project-length work.
First Project. Our fit-out work compresses hard. Your first project puts $3M through a four-week window on two shifts, a construction-management renovation of a live, operating BMO branch in south Edmonton. You'd lead the night crew with a senior Novacom superintendent running days. Nights mean you own the site: your trades, your sequence, your calls. The shift pattern moves with the work, so this isn't nights forever, but going in you should want the back shift rather than tolerate it. Our General Superintendent coaches you directly on trade management, scheduling and pushing trades, and our career ladders are written down with the bands published: Level 1 through Level 4 to General Superintendent is a route people here have walked.
You live in Edmonton and you'd be based here. No rotation, no camp, no flying in from another province. Our Alberta work will run both Edmonton and Calgary as it grows, so expect some in-province travel. We aren't able to consider candidates who'd need relocation or a living-out allowance.

Schedule for First Project: 2nd shift on shut down-project with weekend work as the schedule demands. Typically 40–50 hours

What You'll Do
- Lead the 2nd Shift: Run the night crew end to end as the senior Novacom person on site: the work put in place, the trades who put it there, and the state you hand over. Between pushes, smaller Alberta projects of your own, on days, start to finish.
- Own the Handover: A written handover to the day superintendent every morning: what moved, what's blocked, what the day crew is walking into. On a two-shift push the handover is the schedule.
- Work Nights in a Live Building: After-hours access and alarm protocols, escorted trades, noise and vibration windows, shutdowns and tie-ins to existing services, public-area use, temporary security and life safety, and leaving an operating branch usable by opening.
- Run the Trades and the Schedule: Chair the weekly trade meeting: all foremen present, tasks known, markers tracked, issues logged. Push trades to their commitments, re-sequence when work slips, and keep look-aheads and the Procore schedule current with Last Planner and pull planning.
- Own the Client and Landlord Interface: Weekly updates to the client, architect and PM. Walk the job with the owner and building manager, take the awkward call yourself, and run the good-neighbour program with landlords, adjacent tenants and base-building contractors.
- Own Site Safety: Worker and visitor orientations, daily FLHAs, weekly Procore inspections, weekly toolbox meetings, incident reporting and the site-specific fire safety plan, to Alberta OHS requirements.
- Manage Budget and Change: Labour, materials, equipment and consumables against the Procore budget, flagged to the PM before a line is exceeded. Track T&M, identify scope changes early, and support the PM on change-order pricing.
- Drive Quality and Closeout: Procore observations through to completion, punch list built and expedited ahead of Substantial Completion, commissioning coordinated with the trades and the owner, as-builts kept current.
- Lead the Crew and Keep the Record: Direct site assistants, labourers and temporary workers, tracking time and cost coding correctly. Daily logs and photo albums in Procore, payroll daily in hh2, expenses weekly in Expensify.
Who You Are
- Accountable: You've run a job, not just a crew. When the schedule slips you fix it, and you'll say when you got it wrong.
- Suited to nights, and independent: You'd rather run the site than wait for a decision, you write down what happened so the day crew isn't guessing, and you're comfortable being the senior Novacom presence with head office a flight away. Coaching from our General Superintendent, not supervision.
- Calm in a live building: You've worked around tenants, staff and the public, and you know the branch's operations come first.
- Clear and organized: Proactive with trades, your PM and your client; meticulous on documentation and safety paperwork.
- Rooted in Edmonton: You live here, you know the trade base, and you want to build something local.
Qualifications
- You already live in the Greater Edmonton area and are legally entitled to work in Canada. This is a hard requirement: the role is a permanent local seat, so we can't consider relocation or living-out-allowance arrangements.
- 5+ years of commercial construction experience, including 2+ years as a superintendent, assistant superintendent or site foreman on the general-contractor side.
- Ownership of at least one project start to finish, mobilization through closeout, with the value, the client and the schedule on you, plus experience holding trades you don't employ to scope, schedule and quality.
- Commercial tenant improvement and fit-out experience, ideally in occupied or operating buildings, including landlord and adjacent-tenant coordination.
- Journeyman Trade Certificate (carpentry preferred), technical diploma, or equivalent field experience. Gold Seal certification an asset.
- Able to read drawings, specifications and field drawings thoroughly, and to spot conflicts early.
- Competent in Procore: budget, schedule, RFIs, submittals, daily logs, observations and punch list.
- Working knowledge of Alberta OHS requirements, the Alberta Building Code and commercial construction best practice.
- You want the back shift. Available for night and weekend work on compressed projects, and comfortable being the senior person on site on that shift.
- Valid driver's licence, own transportation, and physically capable of the work, including occasionally moving up to 50 lbs.
- Able to pass a clean criminal record check, which our financial-institution clients require for site access.
- Preferred: experience leading night or back-shift work in an occupied building, and availability to start quickly.
