
Head of Property Services (Responsive)
We are seeking an experienced Head of Property Services (Responsive) to lead a high-performing, customer-focused Responsive Maintenance service across our 22,000 homes. Driving operational excellence and service transformation, you'll use data and performance insight to improve quality, value for money and customer satisfaction. We are a social housing landlord and one of the largest housing providers in the region with over 22,000 social and affordable homes, mainly in the Bradford district. We employ a talented workforce of nearly 1,000 people.

Duties include:
- Ensure that our Repairs & Maintenance Teams provides an efficient and effective service which is responsive to its service users and customers, ensuring safe delivery of those services for all involved.
- Lead the development and provision of high performing teams, ensuring the highest standards of customer care and service delivery are achieved.
- Promote equality in service delivery for all tenants, leaseholders and other stakeholders.
- Lead the teams to deliver exceptional performance, developing and embedding effective strategies, policies and systems, managing data to drive performance and preparing reports for senior stakeholders, all while maintaining focus on both immediate priorities and long-term transformation.
- Drive service transformation and delivery service improvement plans ensuring customer voice is central to service design and improvement.
- Undertake and monitor efficiency reviews/cost saving exercises and continuous improvement programmes.
- Establish and maintain an effective healthy and safety culture within the team, ensuring all aspects of health and safety management are pursued and promoted.
- Ensure effective budget management, profit and loss, and monitoring and controlling cash flow and expenditure in accordance with IC’s procedures and financial regulations.
- Rigorously manage and monitor responsive maintenance performance to achieve a service which is both consistently high quality, represents value for money and delivers high levels of operational productivity and customer satisfaction.
- Develop and lead partnerships with other agencies, partners and stakeholders on cross-cutting property issues and initiatives.
- Experience of working at a senior level within a housing/construction organisation delivering efficient high performing maintenance contracts and programmes and meeting organisational goals and KPI’s.
- Experience of preparing and presenting reports on operational and performance related matters to the Senior Leadership Team, Boards and Committees.
- Strong financial management skills and an ability to manage large budgets.
- Proven ability to lead a team in a high challenge and change environment.
- Comprehensive knowledge of Building Regulations, British Standards, Approved Codes of Practice, CDM regulations, health & safety legislation, Regulatory Framework for Social Housing and standard forms of building contract.
- A relevant construction/maintenance related degree or professional qualification and legislation and regulation.
- Level 5 CIH qualification (or working towards) or a willingness to undertake this as a role requirement.
- Right to work in the UK - Visa sponsorship is not available
- A basic DBS (Disclosure and Barring Service) check will be required for the successful candidate as part of the pre-employment process - Criminal Conviction Checks
- Salary of £85,080 per year
