
Property Maintenance Technician
Position Overview
Ripple Property Management is seeking a reliable, skilled, and service-oriented Property Maintenance Technician to support our residential property portfolio.
This position is responsible for completing general repairs, preventative maintenance, unit turnovers, inspections, and day-to-day maintenance requests. The successful candidate will work closely with Property Managers and the Maintenance team to ensure properties are safe, well maintained, and ready for residents.
Key Responsibilities
General Maintenance & Repairs
- Complete assigned maintenance work orders in a timely and professional manner.
- Perform minor plumbing repairs, including faucets, toilets, drains, leaks, and fixture replacements.
- Complete routine electrical-related maintenance within the employee’s qualifications and legal scope, such as replacing bulbs and smoke/CO detector batteries. Refer regulated electrical work to a qualified contractor.
- Repair and adjust doors, locks, handles, cabinets, shelving, blinds, and other household fixtures.
- Complete drywall repairs, patching, painting, caulking, and touch-ups.
- Perform minor carpentry and general handyman repairs.
- Troubleshoot appliances and coordinate specialized repairs when required.
- Replace furnace filters and complete other routine preventative maintenance.
- Identify issues requiring a licensed or specialized contractor and report them promptly to the Property Manager.
Move-Outs & Unit Turnovers
- Assist with move-out inspections and identify required repairs.
- Complete unit turnover work to prepare properties for new residents.
- Patch and paint walls as required.
- Complete minor repairs and replacements.
- Check doors, locks, windows, blinds, lighting, plumbing fixtures, appliances, smoke detectors, and other items.
- Assist with removal of abandoned items when authorized.
- Ensure units are clean, safe, functional, and ready for occupancy.
- Report damages that may be chargeable to former residents and provide photos/documentation when requested.
Property & Preventative Maintenance
- While onsite, proactively document other maintenance, safety, security, or property-condition concerns even when unrelated to the original work order.
- Identify maintenance concerns before they become larger or more costly repairs.
- Check common areas, mechanical areas, exterior areas, garages, parking areas, and building fixtures where applicable.
- Assist with seasonal maintenance and property upkeep.
- Maintain an organized inventory of commonly used maintenance supplies and advise management when materials need to be reordered.
Work Orders & Documentation
- Review assigned work orders daily.
- Update work orders with the reported issue, diagnosis, work completed, time and materials used, photographs, and recommended follow-up.
- Take before-and-after photographs when required.
- Record materials used and time spent on jobs.
- Immediately report significant damage, safety concerns, water leaks, electrical concerns, security issues, or other urgent matters.
- Ensure completed work orders are closed promptly in Ripple Property Management’s property management system.
Resident Service
- Communicate professionally and respectfully with residents.
- Provide appropriate notice and coordinate access as directed by the Property Manager.
- Respect residents’ homes, privacy, and belongings.
- Keep work areas clean and remove maintenance debris after completing work.
- Represent Ripple Property Management professionally while onsite.
Important Scope of Work
This role handles general residential maintenance that can be safely and legally completed within the employee’s training, experience, qualifications, and company authorization. Work requiring a licensed or specialized trade will be identified, documented, and referred to an approved contractor. Employees are not expected or permitted to work outside their qualifications or applicable regulatory and safety requirements.
Performance Expectations
Success in this role includes:
- Work orders completed within established timelines.
- Quality repairs with minimal repeat service calls.
- Units turned over efficiently and on schedule.
- Accurate work-order notes and photographs.
- Good communication with Property Managers and residents.
- Proper care and accountability for company tools and supplies.
- Proactive identification of property maintenance concerns.
- Track completion time, repeat service calls, turnover speed, documentation quality, appropriate in-house resolution, and preventative issues identified.
Qualifications
- Previous handyman, building maintenance, construction, renovation, or property maintenance experience preferred.
- General knowledge of residential plumbing, electrical, drywall, painting, carpentry, appliances, and building maintenance.
- Ability to troubleshoot maintenance problems and determine when specialized trades are required.
- Comfortable using hand and power tools.
- Strong organizational and time-management skills.
- Ability to work independently and manage multiple work orders.
- Good communication and customer-service skills.
- Ability to use a smartphone and property management/work-order applications.
- Valid driver’s licence and reliable transportation required.
- Travel between Ripple-managed properties.
- Ability to perform the physical requirements of residential maintenance work, including lifting and carrying tools and materials, using ladders, bending, kneeling, and working for extended periods on your feet.
- Criminal record/background check may be required.
- Base salary: $65,000/year - 75,000 CAD/year
