
Head of Business Development and Leasing/Marketing
We are recruiting for an integrated investment, asset and property management platform with a focus in industrial/logistics properties.
The Head of Business Development & Marketing/Leasing is responsible for maximizing occupancy and rental income across the company's logistics and industrial real estate portfolio, building the brand's market presence, and driving new business growth through land acquisitions, build-to-suit deals, and strategic partnerships. This role combines portfolio leasing leadership, marketing strategy, and commercial deal origination, acting as the primary link between the company's assets and the market.
Key Responsibilities
1. Leasing & Portfolio Management
- Develop and execute leasing strategies to achieve optimal occupancy, rental rates, and lease terms across the logistics/warehouse portfolio.
- Lead negotiations with prospective and existing tenants, including anchor tenants, 3PLs, and e-commerce operators.
- Monitor lease expiries, renewals, and rent reviews; proactively manage tenant retention.
- Track market rents, vacancy rates, and competitor supply to inform pricing and positioning strategy.
- Work with asset management and property teams to align leasing plans with capex, fit-out, and building specifications.
- Manage relationships with leasing agents, brokers, and channel partners.
2. Marketing & Brand Positioning
- Develop the marketing strategy for the portfolio and corporate brand, including digital presence, collateral, and industry positioning.
- Oversee marketing campaigns for individual assets and new developments to drive tenant enquiries.
- Manage market research and competitive intelligence to identify positioning opportunities.
- Represent the company at industry events, trade shows, and conferences.
3. Business Development
- Identify and originate new business opportunities, including land acquisitions, build-to-suit (BTS) developments, sale-and-leaseback, and joint ventures.
- Build and maintain relationships with landowners, developers, government agencies, investors, and corporate occupiers.
- Lead feasibility assessments and preliminary financial analysis for new opportunities in coordination with finance/investment teams.
- Develop and manage a pipeline of potential deals; prepare investment committee papers and presentations.
- Negotiate heads of terms, MOUs, and key commercial agreements for new deals.
- Monitor macro and sector trends (e-commerce growth, supply chain shifts, government logistics policy) to identify emerging opportunities.
4. Leadership & Stakeholder Management
- Build, lead, and mentor a high-performing leasing, marketing, and business development team.
- Report regularly to senior management/board on leasing performance, marketing outcomes, and BD pipeline.
- Collaborate cross-functionally with asset management, finance, legal, and operations teams.
- Represent the company in dealings with government bodies, JTC/URA-equivalent agencies, industry associations, and key clients.
Key Requirements
- Bachelor's degree in Real Estate, Business, Marketing, or related field with at least 10+ years of experience in commercial/industrial real estate, with at least 4–5 years in a senior leasing, business development, or asset management role.
- Proven track record in logistics, industrial, or warehouse real estate leasing and deal origination.
- Experience managing marketing functions or working closely with marketing teams.
- Established network among 3PLs, e-commerce companies, manufacturers, developers, and brokers.
- Strong commercial and negotiation skills, with the ability to close complex deals.
- Deep understanding of logistics real estate market dynamics, tenant requirements, and building specifications.
- Strategic marketing acumen with digital and brand-building experience.
- Excellent stakeholder management and communication skills, including at board/investor level.
- Financial literacy — comfortable with feasibility studies, rental yield analysis, and deal structuring.
- Strong leadership skills with experience managing cross-functional teams.
- Self-starter, comfortable operating with ambiguity and driving new initiatives.
